En la segunda socializaci\u00f3n del proyecto, se reforz\u00f3 el di\u00e1logo con l\u00edderes comunitarios, propietarios y poseedores de predios para profundizar en los objetivos y beneficios de este esfuerzo, que busca revisar y actualizar la informaci\u00f3n f\u00edsica, jur\u00eddica y econ\u00f3mica de los predios urbanos y rurales del Distrito.<\/p><p style=\"font-weight: 400;\">Este proceso, fundamentado en un marco normativo s\u00f3lido y en metodolog\u00edas t\u00e9cnicas avanzadas como el uso de Big Data, sensores remotos y observatorios inmobiliarios catastrales, tiene como prop\u00f3sito consolidar una planeaci\u00f3n territorial eficiente y promover la justicia fiscal. Juan David Garz\u00f3n, coordinador de la actualizaci\u00f3n catastral, se\u00f1al\u00f3: \u201cLa actualizaci\u00f3n catastral es una herramienta clave para enfrentar los retos del crecimiento urbano y rural de Santa Marta. Este esfuerzo garantizar\u00e1 una mejor planificaci\u00f3n y permitir\u00e1 ajustar el impuesto predial de manera equitativa, reflejando el valor real de los inmuebles\u201d.<\/p><p style=\"font-weight: 400;\">El proyecto contempla una participaci\u00f3n comunitaria activa, a trav\u00e9s de espacios de socializaci\u00f3n y canales de comunicaci\u00f3n que promueven la inclusi\u00f3n y el entendimiento. Se espera que, con un catastro actualizado, Santa Marta pueda fortalecer su capacidad fiscal, lo que se traducir\u00e1 en mayores recursos para inversi\u00f3n en infraestructura vial, servicios p\u00fablicos, educaci\u00f3n y salud, beneficiando directamente a la poblaci\u00f3n.<\/p><p style=\"font-weight: 400;\">Santa Marta, como capital tur\u00edstica y econ\u00f3mica, enfrenta un crecimiento acelerado en sectores como El Rodadero, Bello Horizonte y Bellavista.
